What is a measurement or floorplan service?

A floorplan service is just what it sounds like: Based on what you want, an appraiser will measure the property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement or floorplan service, a certified appraiser measures the property with a measuring tool — generally a tape or laser measuring device. As they tour the house, they note the layout of the rooms and other features, like closets, hallways, and fireplaces. They may make a rough sketch of the property. Then, the appraiser develops a report and a more detailed sketch showing the total living area of the home and the overall layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service required?

Real estate taxes

Tax records often reflect incorrect area of a property because the values can come from various sources, and occasionally go unverified — which means you may be taxed for more square footage than you own! Unless an appraiser has recently performed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before disputing what you're taxed. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a home or property

A floorplan service will ensure that you're paid fair market value for your property. Living space is one of the biggest factors potential buyers consider when purchasing a house — but since square footage values are often approximated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your property, but possibly even the amount of interested buyers. The only reliable method of using an accurate GLA when listing your home is to refer to a recent appraisal or measurement service carried out by an appraiser (after any remodeling that may have affected square footage).
